What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, an appraiser measures the home or property with a measuring tool — generally a tape measure or laser measuring device. As they move around the property, they mark the layout of the rooms and other features, like stairs, entryways, and fireplaces. Then, the appraiser develops a report and detailed floorplan showing the total area and the general layout of the home. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a floorplan service?

Disputing real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — meaning you may be taxed for more space than you actually have! Unless a certified appraiser has recently executed a valuation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a listing

A measurement service can ensure that you're paid fair market value for your house. Square footage is one of the most important elements potential buyers examine when purchasing a house — but since these values are often estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your home, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your home is to refer to a recent appraisal or home measurement service completed by an appraiser (after any remodeling that might have affected square footage).

Material for real estate agents

To make sure that your client's home closes at a price that properly reflects market value, we advise requesting a home measurement of the property. Clients, and especially potential buyers, will be grateful for your eye for detail, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic for getting potential buyers interested since they can see the layout and features of the house before and after touring.
